Koh Brothers through their subsidiary, KBD Ventures, has bought Van Holland, freehold condo (formerly known as Toho Mansion or Toho Mansions) site situated along Holland Road. The collective sale will be sealed with a purchasing price of S$120.43 million that translates to about S$1,805 psf ppr.
According to Koh Brothers, the Van Holland site area occupies around 4,427.8 sqm which is equivalent to a plot ratio of 1.4. Once redeveloped, the freehold site has a potential to yield a GFA of 6,818.7 sqm that features a 10% bonus balcony space.
This real estate site is reserved for residential developments under URA’s 2014 Master Plan. Edmund Tie & Company, the brokering firm that facilitated the sale noted that the plot has no development charges and enjoys a high development baseline.
Francis Koh, the group CEO and Managing director, expressed the excitement following the wining of this rare freehold site sited in a prime location at the centre of the vibrant Holland Village. He further noted that all the transactions with regards to the sale and purchase of Van Holland are expected to be completed within three months preceding the date of acceptance.
The company expects a huge number of new launch condo in 2023 and plans to begin redevelopment of the residential property, Van Holland immediately after obtaining all the necessary approvals from various authorities. Van Holland is set to introduce a new concept in the housing sector that will deliver its residents better living spaces coupled with convenience and excellent connectivity.
